Amber Management were appointed to provide full design services for the mechanical and electrical services for the new energy efficient 5,000m2 multi-million-pound factory on the International Medical and Technology Park at Derriford, Plymouth.

The new building contains production space, offices, shipping docks, warehousing, a Restaurant and Research and Development laboratories. The building is home to 130 staff manufacturing products for fixing, fastening and identification of electrical cables.


02 Project Requirements

Project Requirements

The production space houses specialist machines with diverse services requirements. The installed services to the machines included compressed air, cooling water circuits, air supply and extraction, power supplies and data interfaces. As part of the fire protection strategy, a sprinkler system is provided in the production and warehouse areas. The storage and pumping facilities for the system are housed externally.

The building services were designed to be very energy efficient. High efficiency lighting, including LED luminaires, and automatic controls were incorporated to minimise energy demand and reduce maintenance. Automatic controls included absence detection and daylight linking of luminaires in office accommodation and presence detection in stores and toilet accommodation. Luminaires in the production area incorporate daylight linking controls to make maximum use of daylight from the roof lights.

Air and water heat recovery systems and air source heat pumps are incorporated to reduce the building carbon emission rate. Systems are zoned to allow closer control and allow some areas to be used outside of normal hours.

The facility is provided with what is believed to be the South West’s biggest roof array of over 700 solar panels, generating up to 130kWs of electrical energy. The cutting edge building also reuses rainwater and heat given off from machinery, all of which give the new site an excellent green foot print.

The calculated as built Building Emission Rate is 15% better than the Target Emission Rate required by Building Regulations. The Energy Performance asset rating for the building is 51 compared to a value of 60 for similar newly built facilities and 140 for existing stock.
